NEW ADDITION TO 316 CORRIDOR TO SPUR GEORGIA ECONOMY
The Exchange Announced in Oconee County
ATHENS, GA (August 31, 2005) - 316 Partners, LLC today announced plans to develop Oconee County's newest addition to the 316 Corridor, The Exchange.
As the 316 stretch between Athens and Atlanta continues to draw business and technological interest, Georgia's governmental officials have begun to recognize the importance of cultivating an environment beneficial to further attracting new and profitable enterprises to the Gwinnett, Oconee and Barrow county areas. Groups such as the Georgia Bioscience Joint Development Authority are focusing on ways to attract bioscience industry development along the still largely undeveloped highway corridor. The authority, comprised of officials and individuals from area counties, will act as a liaison between local and state government and interested life-science companies.
In an effort to capitalize on the increasingly positive outlook for such business ventures, 316 Partners, LLC thought it was the opportune time to bring a Class "A" business campus to this profitable location in Oconee County.
The Exchange, strategically located between Daniel's Bridge Road and 316, will be the preeminent business center in Northeast Georgia. Comprised of three 36,000 sq. ft., two-story, Class "A" office buildings, The Exchange will be an integral part of the conceptualized linear research park that will span the connector between Athens and Atlanta.
Similar in concept to North Carolina's famed 'Research Triangle', the 316 Corridor-and The Exchange, in particular-will benefit not only from the close proximity to Atlanta's metropolitan market, but from the abundance of available intellectual capital as well. Easy access to Georgia's renowned university system will allow investing research and technological firms beneficial and profitable collaboration with The University of Georgia, Georgia Tech, Emory, and the Centers for Disease Control and Prevention. Moreover, The Exchange will have the opportunity to benefit from the combined efforts of The Georgia Research Alliance, Georgia Biomedical Partnership, Metro Atlanta Chamber of Commerce, and the Georgia Department of Economic Development in fostering the growth of Georgia's R&D initiatives.
The Exchange will provide the technological options necessary for the profitable relocation of the nation's premier business and research firms. Office suites are fiber ring connected for high-speed Internet access and the campus offers a 24/7 data center co-location facility adjacent to the campus. The Exchange combines the expediency and innovation associated with large metropolitan markets with the geographic accessibility of a prime Oconee County location.
The Exchange will be ready for occupancy in Spring 2006. For additional information on The Exchange please contact Landmark Properties at 706-543-1910 or visit The Exchange online at www.theexchange316.com.
